21. The developer shall provide automatic opening sectional roll-up garage doors throughout the project, as approved by the Director of Building Inspection and Planning Director. 22. The developer shall post address numerals on the building so as to be plainly visible from all adjoining streets or driveways during both daylight and night time hours. 23. Trash and refuse cans shall be stored in the unit's garage or private rear/side yard except when brought outside for collection. The trash/refuse can be stored outside the ga- rage/sideyard from 12:00 p.m. the day preceding collection and 8:00 p.m. the day of col- lection. 24. The developer shall install a directory at the recreation area. The directory shall include a lighted map and the locations of the private streets and motor courts, units, and garages. The design of the directory shall be reviewed and approved by the Planning Director be- fore issuance of a building permit and shall be shown on the final site plan. 25. Parallel parking spaces located in the motorcourts only shall be striped. 26. All curbs within privates streets and motorcourts designated as fire lanes by the Fire Chief, shall be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code which permits towing vehicles illegally parked on the fire lanes. Such curbs shall be painted red with "No Parking, Fire Lane, Tow Away Zone" as required by the Vehicle Code 27. Except for the tandem two-car garage, garage lengths shall maintain a clear twenty feet (20' 0") length; the width, however, can be reduced to nineteen feet (19' 0"). Interior ga- rage dimensions shall be verified by the Planning Director with the final building permit plan set for review and approval before issuance of a building permit. 28. The final building colors shall be consistent with approved colors. Building colors shah be submitted to the Planning Director for verification before issuance of a building permit. Approved colors shall be stated on the building plans. Landscaping and Irrigation System Design and Operation: 29. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing.
