Exhibit "C" <br /> Conditions of Approval <br /> PUD-91-11-1M <br /> January 21, 199 7 <br /> <br /> General Requirements: <br /> <br />1. This development shall be constructed substantially as shown on the development plans, <br /> Exhibit "A", dated "Received, December 16, 1996" for the site design, motorcourt design, <br /> and recreation area design, and Exhibit "B", dated "Received, November 1, 1996" for the <br /> building floor plans and elevations and design treatments facing Stoneridge Drive and <br /> Dennis Drive on file with the Planning Department, except as modified by the following <br /> conditions. Minor changes to the plans may be allowed subject to the approval of the <br /> Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />2. All conditions of Case PUD-91 - 11 shall remain in full force and effect unless superseded <br /> by this approval. <br /> <br />3. The width of all private motorcourts except for private driveway aprons shah be twenty- <br /> eight feet (28' 0") with parking located on one (1) side of the motorcourt. This change <br /> shall be shown with the tentative subdivision map for review and approval by the Planning <br /> Commission. <br /> <br />4. The concrete portions of the driveway shall be sealed and made impervious to oil. The <br /> type of sealer shall be stated in the building permit plan set for review and approval by the <br /> Planning Director before issuance of a building permit. <br /> <br /> 5. This project shall be subject to the permitted and conditional uses of the R-1 (One-Family <br /> Residential) district as listed under Sections 18.32.030 and 18.32.040 of the Pleasanton <br /> Municipal Code, except as follows: <br /> <br /> a. Detached or attached secondary dwelling units are not permitted. <br /> <br /> b. Additions to the primary structure are not permitted. <br /> <br /> c.
