feasible during grading activities to minimize the creation of dust caused by such <br /> activities. <br /> <br />28.) Any damage to existing street improvements during construction on the subject property <br /> shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br /> This shall include slurry seal, overlay, street reconstruction, or restriping if deemed <br /> warranted by the City Engineer. <br /> <br />29.) The applicant shall underground the existing overhead utility lines that run along a <br /> portion of the project's Stanley Boulevard frontage, diagonally across the property, and <br /> across Stanley Boulevard. <br /> <br />30.) All on-site utilities (water, sanitary sewer, and storm drain) shall be private and <br /> maintained by the owner. The sanitary sewer shall be designed in accordance with the <br /> Uniform Plumbing Code. All utilities required to serve any existing or proposed <br /> development on-site shall be installed underground, unless otherwise determined by the <br /> City Engineer. <br /> <br />31 .) The location of any pad mounted transformers shall be subject to approval by the <br /> Planning Division prior to issuance of a building permit. Such transformers shall be <br /> located at the rear of the site and shall be screened by landscaping or contained within an <br /> enclosure matching the building and with corrugated metal gates. All transformers shall <br /> be shown on the plans submitted for issuance of building permits; the applicant shall <br /> arrange their location with PG&E prior to submittal of building plans. <br /> <br />32.) The developer acknowledges that the City of Pleasanton does not guarantee the <br /> availability of sufficient sewer capacity to serve this development by the approval of this <br /> case, and that the developer agrees and acknowledges that building permit approval may <br /> be withheld if sewer capacity is found by the City not to be available. <br /> <br /> 33.) This approval does not guarantee the availability of sufficient water to serve the project. <br /> The City shall withhold building permits for the project if at the time building permits are <br /> applied for, mandatory water rationing is in effect, unless the City has adopted a water <br /> offset program and unless the developer is participating in the program. Notwithstanding <br /> the developer's participation in such a program, the City may withhold building permits if <br /> the City determines that sufficient water is not available at the time of application of <br /> building permits. <br /> <br /> 34.)
