EXHIBIT B <br /> CITY COUNCIL <br /> Conditions of Approval <br /> Case PUD-97-6: Pegasus Group <br /> Central Self Storage <br /> <br />1 .) The proposed development shall conform substantially to the site plan, building <br /> elevations, landscape plan, narrative, and related materials, Exhibit A (dated "Received <br /> June 4, 1997", on file with the Planning Department, except as modified by these <br /> conditions. <br /> <br />2.) The developer shall obtain all building and other applicable City permits for the project <br /> prior to the commencement of construction <br /> <br />Operation and Maintenance of the Facility <br /> <br />3.) The operation and maintenance of the proposed self-storage facility shall be as stated in <br /> the approved narrative, except as modified by these conditions. The facility shall be open <br /> to the public between the hours of 7:00 AM to 7:00 PM, Monday through Sunday. An <br /> attendant shall be present on the premises at all times. Requests for modifications to the <br /> operations of this facility shall be submitted for the review and approval by the Planning <br /> Director, who may at his/her discretion forward such requests to the Planning <br /> Commission for its review. <br /> <br />4.) The applicant shall maintain the area surrounding the self storage facility in a clean and <br /> orderly manner at all times. In the event that the management or other representative of <br /> Pleasanton Self Storage is contacted by the City or member of the general public about <br /> the presence of any graffiti on the self-storage facility, the property owner shall be <br /> responsible to remove the graffiti within 24 hours of the notification. <br /> <br />5 .) The applicant shall enter into an agreement with the City, approved by the City Attorney, <br /> which guarantees that all landscaping and open space areas included in this project will <br /> be maintained at all times in a healthful, attractive, and weed free manner. Said <br /> agreement shall mn with the land for the duration of the existence of the structures <br /> located on the subject property. <br /> <br />6.) The property owner shall provide all employees working in the facility with an enclosed <br /> parking space while they are working on the premises. <br /> <br /> Page 1 <br /> <br /> <br />
