EXHIBIT "A" <br /> PUD-85-15-9M <br /> 1780 FOOTHILL ROAD <br /> <br />1 .) All conditions of approval affecting the subject property shall remain in effect and in full <br /> force except as modified by this approval. <br /> <br />2 .) Ordinance No. 1417 is hereby rescinded. <br /> <br />3 .) Prior to residential use commencing, a landscape plan shall be submitted to the Planning <br /> Director for review and approval which shows the elimination of the existing driveway <br /> and parking lot behind the Bemal Adobe. The landscape plan shall include provisions to <br /> improve the landscaping along Golden Eagle Way. The landscape plan shall include a <br /> fencing plan subject to the provisions of the Golden Eagle Farm Design <br /> Guidelines. <br /> <br />4.) All improvements required by the landscape and fence plan shall be completed within six <br /> (6) months of approval of said plan. <br /> <br />5.) All future uses and development shall be governed by the requirements of the Golden <br /> Eagle Farm Custom Lot Design Guidelines and Development Standards as shown on the <br /> attached development plan entitled, "Bernal Adobe PUD Development Plan For One <br /> Single-Family Residence, 1 780 Foothill Road", dated August 29, 1997. <br /> <br />6.) The development of any future structures or any modifications to the existing Bernal <br /> Adobe shall be done in a matter which is sensitive to the historic character of the <br /> building. Any additions or alterations to the Bernal Adobe shall require design review <br /> approval. The Planning Director may refer any such application to the Planning <br /> Commission if the modification is determined to be significant. <br /> <br />7.) The applicant shall apply to be accepted in the Golden Eagle Homeowners' Association. <br /> If accepted, the property shall be protected against unrelated fees, and the front yard <br /> setback for the property shall be changed from 150 feet to 120 feet. <br /> <br />PUD-85-15-9M Conditions of Approval Page 1 of 1 <br /> <br /> <br />
