EXHIBIT A <br /> <br /> Conditions of Approval <br /> PUD-85-15-gM <br /> <br />1. All conditions of approval affecting the subject property shall remain in effect and in full force <br /> except as modified by this approval. <br /> <br />2. Ordinance No. 1417 is hereby rescinded. <br /> <br />3. Prior to residential use commencing, a landscape plan shall be submitted to the Planning Director <br /> for review and approval which shows the elimination of the existing driveway and parking lot <br /> behind the Bernal Adobe. The landscape plan shall include provisions to improve the landscaping <br /> along Golden Eagle Way. The landscape plan shall include a fencing plan subject to the <br /> provisions of the Golden Eagle Farm Design Guidelines. <br /> <br />4. All improvements required by the landscape and fence plan shall be completed within six (6) <br /> months of approval of said plan. <br /> <br />5. All future uses and development shall be governed by the requirements of the Golden Eagle Farm <br /> Custom Lot Design Guidelines and Development Standards as shown on the attached <br /> development plan entitled, "Bernal Adobe PUD Development Plan For One Single-Family <br /> Residence, 1780 Foothill Road", dated August 29, 1997. <br /> <br />6. The development of any future structures or any modifications to the existing Bernal Adobe shall <br /> be done in a manner which is sensitive to the historic character of the building. Any additions or <br /> alterations to the Bernal Adobe shall require design review approval. The Planning Director may <br /> refer any such application to the Planning Commission if the modification is determined to be <br /> significant. <br /> <br />~End~ <br /> <br /> <br />
