within the easement. <br /> <br /> c. The applicants shall double the density of shrubs within the 8 ft. wide southern <br /> planter area. <br /> <br /> d. Approximately 25% of the trees to be planted in the southern planter area shall be <br /> 24 inch box size. <br /> <br /> e. Shrubs and groundcover shall be included in all planter areas. <br /> <br /> f. The applicants shall replace any of the deodar cedar trees to be removed at the <br /> comer of Hacienda and Owens Drive on a one-to-one basis. Replacement trees shall be <br /> 36 in-box sized trees. <br /> <br /> g. A larger percentage of evergreen tree species shall be planted within the parking <br /> and drive aisle median planters. <br /> <br /> The design of said modifications/revisions shall be submitted in conjunction with the <br /> plans submitted for issuance of building permits and shall be subject to the review and <br /> approval by the Planning Director prior to issuance of building permits for the project. <br /> <br />28. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br /> Director as part of the building permit plan set prior to issuance of an on-site permit. <br /> Said landscape plan shall be consistent with the approved landscape plan plus any <br /> conditions of approval, and shall be detailed in terms of species, location, size, quantifies, <br /> and spacing. <br /> <br />29. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />30. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />31. The applicant shall provide root control barriers and four inch perforated pipes for <br /> parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br /> determined necessary by the Planning Director at the time of review of the fmal <br /> landscape plans. <br /> <br />32. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br /> Director that the landscaping has been installed in accordance with the approved <br /> landscape and irrigation plans with respect to size, number, and species of plants and <br /> overall design concept. <br /> <br />33. The developer shall include within the project design a fully screened location for a future <br /> satellite dish antenna satisfactory to the Planning Director or provide underground cable <br /> facilities to serve all users of the site. The developer shall indicate on the building permit <br /> <br />Conditions of Approval PUD-8 i -30-71D <br /> <br /> <br />
