future bridge to be installed over the Tassajara Creek. A detail of the pathway connection <br /> shall be shown on the plans submitted for issuance of building permits and shall be <br /> subject to the review and approval by the Planning Director, Park and Recreation <br /> Director, and City Engineer prior to issuance of building permits for the project. The <br /> pathway shall be installed prior to occupancy of the first dwelling unit. <br /> <br />19. The secondary driveways on Hacienda and Owens Drives shall be modified to provide <br /> two 12 ~. wide lanes outbound and one 18 ~. wide inbound lane. Said modification shall <br /> be subject to the review and approval by the City Engineer and Planning Director prior to <br /> issuance of building permits. <br /> <br />20. Any proposed phasing of this development shall be depicted on the tentative parcel map <br /> and shall include narrative explaining any proposed phasing. Unless a phasing plan for <br /> improvements is approved by the Planning Director, the developer shall complete all of <br /> the on-site improvements at one time (including all improvements around future building <br /> pads). All remaining pad areas shall be seeded and kept in a neat and weed-free manner <br /> at all times. <br /> <br />21. The developer shall enact the following management, lease, and rental restrictions as <br /> follows: <br /> <br /> a. Every unit shall be assigned no more than one covered parking space. <br /> <br /> b. The rules and regulations for the project shall prohibit the parking of boats, <br /> campers, and trailers on site or in any parking space. <br /> <br /> c The rules and regulations for the project shall prohibit the storing of items in the <br /> garports except for such items which can be appropriately contained on any built-in <br /> shelves in the garages which the management/developer may provide. The management <br /> shall be responsible for enforcing this restriction, which shall be stated clearly in writing <br /> to all tenants assigned garport spaces. The management shall have the right and <br /> responsibility to inspect the garports as it sees fit to ensure that garports are being utilized <br /> appropriately and according to lease restrictions. <br /> <br />22. The applicants shall make the following modifications/revisions to the site plan: <br /> <br /> a. The maintenance building shall be located outside of the PG&E easement. <br /> <br /> b. The gate shall be deleted from the Hacienda Drive driveway <br /> <br /> c. The islands within the two circular portions of the drive aisle just to the east and <br /> west of the main Owens Drive driveway shall be deleted. <br /> <br /> The design of said modifications/revisions shall be submitted in conjunction with the <br /> plans submitted for issuance of building permits and shall be subject to the review and <br /> <br />Conditions of Approval PUD-81-30-71D <br /> <br /> <br />
