f.) Never clean machinery, tools, brushes, etc., or rinse containers into a street, gutter, or
storm drain.

g.) Ensure that concrete/gunite supply trucks or concrete/plasterers operations do not
discharge wash water into street gutters or drains.

h.) Construction access routes shall be limited to those approved by the City Engineer or
Building Inspector and shall be shown on the approved grading plan.

89. The applicants shall work with City staff to design a portion of the on-site storm drain
system to drain over the lawn area of the 3.0 acre park site. Said design shall be subject
to the review and approval of the City Engineer, Parks and Community Services Director,
and Planning Director prior to issuance of an on-site permit for the project. For those
areas of the site that do not drain to the park site, the applicant shall install structural
control(s), such as an oil/water separator, sand filter, or approved equal (e.g., Dura Drain
Fossil FilterTM) in the parking lot to intercept and pretreat storm water prior to reaching
the storm drain. The design, locations, and a schedule for maintaining the separator shall
be submitted to the City Engineer/Director of Building Inspection for review and
approval prior to issuance of building permits. The structural control shall be cleaned at
least twice a year: once immediately prior to October 1 and once in January. The
applicant shall enter into a maintenance agreement for the oil/water separator with the
City.

90. The car wash areas shall be covered and shall drain through an oil/water separator to the
sanitary sewer, subject to approval by DSRSD, or collected in a holding tank for removal
by a disposal and recycling service. If the area is connected to the sanitary sewer, a sign
shall be posted prohibiting the dumping of hazardous materials. Recycling of water is
encouraged. No other area shall drain to the car wash area; a berm shall be installed to
prevent such drainage if found necessary by the City Engineer/Director of Building
Inspection.

91. The applicant shall sweep or vacuum the parking lot and sidewalks a minimum of once a
month and shall prevent the accumulation of litter and debris on the site. Comers and
hard to reach areas shall be swept manually. If sidewalks and/or the parking lot are
pressure washed, debris must be trapped and collected to prevent entry into the storm
drain system. No cleaning agent may be discharged into the storm drain. If any cleaning
agent or degreaser is used, wash water must be collected and discharged to the sanitary
sewer, subject to approval of the Dublin-San Ramon Services District (DSRSD).

92. All trash enclosure areas shall be completely covered. An area drain shall be installed in
the enclosure area which connects to the sanitary sewer. A structural control such as an
oil/water separator or sand filter shall be provided. No other area shall drain into the
trash enclosure; a berm shall be installed to prevent such drainage if found necessary by
the City Engineer/Director of Building Inspection. A sign shall be posted prohibiting the
dumping of hazardous materials into the sanitary sewer. The applicant shall notify the

Conditions of Approval PUD-8 ! -30-71D
