utilized by the project shall be required to be abandoned at the direction of the City <br /> Engineer. <br /> <br /> 66. The traffic signal at the intersection of Rosewood Drive/Owens Drive shall be modified <br /> to provide controls for the new fourth "leg" of the intersection created by the main <br /> driveway entrance to the project. The developer shall design and install all necessary <br /> signing, striping, signal heads, and signalization loops in accordance with City of <br /> Pleasanton standards and to the satisfaction of the City Engineer. The off-site <br /> improvement plans shall be subject to the review and approval of the City Engineer prior <br /> to the issuance of building permits. The applicant shall be responsible for a pro-rata share <br /> as determined by the City Engineer for the maintenance of the traffic signal. <br /> <br /> 67. Top-of-curb grades shall be equal to or higher than the current FEMA 100-year flood <br /> elevation. <br /> <br /> 68. If more than 20 units are to be constructed in any one phase of construction, two access <br /> points to the construction area shall be provided for each phase to the satisfaction of the <br /> City Engineer and Fire Marshall. <br /> <br />69. The storm drainage from each building shall be directed to the street or an approved <br /> storm drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 <br /> Uniform Building Code unless otherwise approved by the Building Official and City <br /> Engineer. <br /> <br />70. The applicant shall post with the City prior to a building permit a performance bond for <br /> all public improvements that are to be accepted by the City. <br /> <br />71. Other than the proposed driveways, no additional access driveways from Lot 60 shall be <br /> permitted onto Owens or Hacienda Drives. The final map or parcel map shall indicate <br /> this restfiction. <br /> <br />72~ All drive aisles shall be signed for no parking except in designated parking areas. <br /> <br />73. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br /> engineer depicting all final grades and on-site drainage control measures. This plan shall <br /> be subject to the review and approval of the City Engineer and/or the Director of Building <br /> Inspection prior to the issuance of any building permits. <br /> <br />74. The applicant shall submit a refundable cash bond for hazard and erosion control prior to <br /> issuance of an Engineering or Building Department permit. The amount of this bond will <br /> be determined by the City Engineer. <br /> <br />75. All existing wells on the site shall be removed or sealed, filled and abandoned pursuant to <br /> Alameda County Ord. 73-68, prior to the start of grading operations unless Zone 7 retains <br /> specific wells for observation wells, or special approval is obtained from the City <br /> <br />Conditions of Approval PUD-81-30-7 !
