56. The applicants shall submit a Hazardous Materials Management Plan (HMMP) and shall <br /> comply with Pleasanton Municipal Code, Chapter 9.16 (Hazardous Materials Storage) <br /> and the Uniform Fire Code 1994 Edition as mended by the State of California, <br /> Califomia Fire Code 1995 Edition. <br /> <br />57. The development shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 <br /> of the Pleasanton Municipal Code). <br /> <br />58. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />59. Trash enclosures which are sized to contain dumpsters with an individual capacity of 1.5 <br /> cubic yards located within five feet of combustible walls, openings, or combustible roof <br /> caves shall be provided with an automatic fire sprinkler system. <br /> <br />60. The applicant shall ensure that fire protection facilities, including all surface roads, fire <br /> hydrants, and a water supply capable of furnishing the required fire flow shall be installed <br /> and serviceable prior to and during the time of construction. When alternate methods of <br /> protection are as approved by the Fire Chief, this requirement may be waived or <br /> modified. Proposed alternative methods of fire protection shall be submitted, in writing, <br /> to the Fire Chief. Work on the alternative fire protection methods shall not start without <br /> the approval of the Fire Chief. <br /> <br />61. All roads on the site are designated as fire apparatus access roads by the Fire Chief and <br /> must be maintained in accordance with Section 10.201 of the Uniform Fire Code and be <br /> accessible at all times from the start of construction until the project is completed. <br /> <br />62. Curbs within the project site must be painted red and "No Parking - Fire Lane" signs <br /> provided as required by the vehicle code. <br /> <br /> Police <br /> <br />63. If required by the Police Department, the buildings shall be equipped with an alarm <br /> system, the type to be approved by the Police Department; this system shall be installed <br /> prior to occupancy of the building. <br /> <br /> Engineering <br /> <br />64. All on-site utilities (sanitary and storm drain) shall be private and maintained by the <br /> owner. There shall be one common public water (combination domestic and fire <br /> protection) looped throughout the facility or alternative system approved by the City <br /> Engineer. The minimum size water and sanitary sewer mains shall be 8 inches unless <br /> otherwise approved by the City Engineer. <br /> <br />65. Unless otherwise approved by the City Engineer, the project shall utilize existing utilities <br /> stubbed to the site from Owens Drive. Any existing utilities stubbed to the site and not <br /> <br /> Conditions of Approval PUD-81-30-71D <br /> <br /> <br />
