e. The applicant shall explore with City staff options for the installation of two
traffic calming devices in the general area of the intersection of "A" Street with
"C" Court/"H" Court/"D" Court and "F" Street. Such traffic calming devices
shall be shown on the tentative map, and details of their installation shall be
acceptable to the Traffic Engineer. In conjunction with its review of the traffic
calming devices and final alignment of "A" Street as part of the tentative map, the
Planning Commission may approve minor adjustments in the front yard setbacks
for the lots which are impacted by the installation of the traffic calming devices.

f. The alignment of Sycamore Road to the east of Sunol Boulevard shall be
consistent with the original alignment of Option "A" of the PUD development
plan. In addition, the width of the travel lanes of Street "A" between Sunol
Boulevard and "Old" Sycamore Road shall be reduced from 13 feet to 12 feet and
the road shall be shifted to the north.

g. The applicant shall conduct a supplemental tree report on the trees to be preserved
in the Sycamore Road landscape median which shall identify what measures are
necessary to ensure the long-term health and viability of these trees. Should the
tree report determine that these trees may not be able to be retained, a tree
replacement program shall be established and submitted with the tentative map for
review and approval by the Planning Commission.

h. A final fence plan shall be submitted which identifies the fence design solution for
those lots which are adjacent to the existing residences.

i. The tentative map shall include a detailed plan for the landscape island which is
being created by the intersection of "A" Street and Sycamore Road for review and
approval of the Planning Commission. This plan at the minimum shall include
mounding details, landscaping, and driveway connections in order to mitigate
noise and headlight impacts.

3.) Prior to approval of any final map, the following items shall be submitted to the Planning
Director for review and approval:

a. A revised PUD development plan set shall be submitted changing the siting
standards table on Sheet P-1 to reflect a 30 foot front yard setback for two-story
elements where a side-entry garage is used on the PUD-A lots.

b. A landscape plan shall be submitted showing the installation of native, evergreen screen
trees around the water tank.

AP-97-10 (PUD-97-03) Conditions of Approval Page 2 of 15
