sary building permits for connection of the existing house to the public water <br /> system. If abandoned or destroyed, the well shall be removed. sealed. or filled <br /> pursuant to Alameda County. Ord. 73-68, prior to the start of grading opera- <br /> tions unless Zone 7 retains the well for observation. Abandonment of the well <br />w_ _ _ shall be completed in accordance wfth a permit obtained from Zone 7. <br /> <br /> 7) The existing septic tank or holding tank and leach field shall be removed or <br /> sealed. filled, and abandoned, pursuant to the requirements of the Alameda <br /> County Department of Health Services within one (1) year of recordation of <br /> the parcel map. The owner/developer shall obtain all necessary building per- <br /> mits for the abandonment of the septic system and connection to City lines <br /> <br /> With respect to each of the above-described phases. the owner/developer shall provide a <br /> bond to the City guaranteeing the installation of all public and common private infrastruc- <br /> ture improvements shown on the approved parcel map and improvement plans. An item- <br /> ized cost estimate of said improvements shall be submitted with the bond for the review <br /> and approval by the Planning Director and the City Engineer before issuance of building <br /> permits. The bond shall be returned to the owner/developer upon completion of said im- <br /> provements. <br /> <br /> 6. No access driveways would be allowed onto Martin Avenue from Lots 2, 3, and 6. Access <br /> to these lots shall be only allowed from Trenery Drive for Lot 2 and from the joint-access <br /> driveway for Lots 3 and 6. <br /> <br /> 7. With construction of each lot, the owner shall pay a pro-rata share of the costs to under- <br /> ground the existing overhead utilities on Martin Avenue, the amount to be determined by <br /> the Planning Director and the City Engineer. The pro-rata share for Lot 4, the Lauer home- <br /> site, shall be paid with recordation of the parcel map. <br /> <br /> 8. '['he owner/developer shall implement the following tree preservation measures with all fu- <br /> ture construction phases: <br /> <br /> a. Existing, diseased pine trees facing Martin Avenue along the east side of Lot 2, 3. <br /> and 6 may be removed. All other trees facing Trenery Drive and Martin Avenue <br /> trees shall be preserved. <br /> <br /> b. The walnut trees may be removed at any time. <br /> <br /> c. The location of driveway openings onto Trenery Drive shall be designed to minimize <br /> impacts to existing trees. <br /> <br /> d. If an existing, non-walnut tree is removed, the replacement ratio would be one (1), <br /> twenty-four inch {24") box-size tree for each non-heritage tree and three (3), twenty- <br /> four inch (24") box size trees for each heritage tree.
