THE CITY OF <br /> <br />-pL£ASz NTON : <br /> <br /> Exhibit "B" <br /> Final Conditions of Approval for PUD-97-16 (Per City Council) <br /> January 20, 1998 <br /> <br /> 1. Development shall be substantially as shown on the development plans. Exhibit "A", dated <br /> "Received October 15, 1997" on file with the Planning Department. except as modified by <br /> the following conditions. Minor changes to the plans may be allowed subject to the ap- <br /> proval of the Planning Director if found to be in substantial conformance to the approved <br /> exhibits. <br /> <br /> 2. This PUD Development Plan shall be subject to the uses of the R-I-20,000 (One-Family <br /> Residential) District. <br /> <br /> 3. Individual lot development shall be subject to the "Building, Site, and Landscape Design <br /> Guidelines for PUD-97-16", Exhibit "C", dated November 19, 1997, as modified by the <br /> Planning Commission. The owner, project developer, or successors in interest shall dis- <br /> close the design guidelines to the lot buyers before close of escrow, and shall provide them <br /> with copies of said guidelines, as well as copies of the conditions of approval of the PUD <br /> and parcel map approvals. <br /> <br /> 4. Individual owners shall be responsible for the maintenance of their portion of the right-of- <br /> way landscaping up the edge-of-curb on Trenery Drive and/or Martin Avenue. Because <br /> Trenery Drive is a private street. the owners facing Trenery Drive shall enter into a private <br /> agreement with the present Trenery Drive owners for joint maintenance of Trenery Drive. <br /> <br /> 5. All public and private utilities, infrastructure, streets or joint-use driveways shall be in- <br /> stalled with the first construction phase. If, however, development is to be phased, the first <br /> phase shall include Lots I and 2 with Lots 3 through 6 retained as a single lot, the second <br /> phase shall include Lots 3, 4, 5, and 6. The owner/developer shall implement the following <br /> requirements with each phase: <br /> <br /> a.
