1. Development shall be substantially as shown on the development plans, colorboards. and <br /> related materials, Exhibit "A", dated "Received October 15, 1997" on file with the Planning <br /> Depaxtrnent, except as modified by the following conditions. Minor changes to the plans may <br /> be allowed subject to the approval of the Planning Director if found to be in substantial <br /> conformante to the approved exhibits. <br /> <br />2. The developer shall obtain all building and other applicable City permits for the project prior <br /> to the commencement of construction. <br /> <br />3. In the event the property. tax-sharing agreement negotiated for the City during the annexation <br /> of the project results in the city receiving less than the current average share of property. tax. <br /> the applicant shall work with the City to make up the shortfall on a permanent basis. <br /> <br />4. The uses of the site shall follow those of Chapter 18.32: R-I One-Family Residential District <br /> of the Pleasanton Municipal Code. <br /> <br /> CUSTOM HOMES - DESIGN AND SITING <br /> <br />5. The two existing heritage homes. fronting on Mohr Avenue. on two of the custom lots shall be <br /> retained. In the event that a future owner desires to demolish or significantly alter either of <br /> these two dwellings, the proposed demolition or substantial alteration must be reviewed and <br /> approved by the Planning Commission prior to the issuance of a demolition and/or building <br /> pertnit. <br /> <br /> 6. The site development standards for the homes on the custom lots shall follow those of the <br /> City's R-l-20,000 zoning district, except as modified in the following table. The height of <br /> these custom homes shall be limited to 30 ft. as measured from the highest point of the roof to <br /> the lowest grade at the exterior of the residence. Any standards not addressed by this <br /> condition of approval shall follow Chapter 18.84 of the Municipal Code. The custom homes <br /> shall require design review approval by the Planning Director prior to the issuance of a <br /> building permit. These custom residences shall be designed with a well-articulated treatment <br /> of all four building elevations. The intent is to have the colors of the proposed homes be <br /> complementary. to those of the existing homes by maintaining the same palette that is <br /> predominant in the neighborhood. <br /> <br /> <br />
