The street widening shall include all necessary. street lighting, traffic signal <br /> modifications at the intersection of Valley Avenue and Busch Road. necessary modifications <br /> to the railroad crossing, and a right turn deceleration lane to Busch Road on Valley Avenue. <br /> <br />47. The developer shall determine the structuxal section of the existing Moht Avenue. If the <br /> existing street section is not adequate, the developer shall be responsible for the reconstruction <br /> of this roadway as part oft he proposed widening of the project's Mohr Avenue frontage. If it <br /> is determined that the existing street section is adequate, the existing street shall be overlayed <br /> with a minimum of I I/2 inches of asphalt with fabric in conjunction with the proposed <br /> widening of the street. The developer shall also be responsible for installing the Moht Avenue <br /> street improvements to their ultimate con~guration across the approximately 400 ft. long <br /> frontage of the Jennaro property. The developer may enter into a reimbursement agreement to <br /> recover the cost of these improvements from the property owner at the time this pm-cel is <br /> developed. <br /> <br /> 48. The developer shall negotiate in good faith with all necessary parties to effect a relocation of <br /> Busch R.oad so that it intersects Valley Avenue opposite Boulder P,.oad. In the event that the <br /> developer successfully acquires the land and/or easements to complete the proposed <br /> relocation, Ponderosa Homes may use a portion of the existing Busch R. oad right-of-way for <br /> ar,,cess to its new development. or may remove the existing Busch Road stxeet improvements <br /> a~d railroad crossing and reconstruct a new project entrance directly from Valley Avenue. If <br /> the necessary approvals and land/easements are obtained, Ponderosa Homes shall be <br /> responsible for the construction of the relocated Busch Road. The relocated Busch R. oad, <br /> opposite Boulder Road, shall be designed to provide access for the existinl~ industrial and <br /> commercial land uses in this area, as well as a potential future connection to El Charto Road. <br /> <br /> 49. The developer shall be responsible for the design and installation of traffic calming devices on <br /> streets affected by its traffic. The devices shall be either (i) the turn restriction <br /> devices/signage as recommended by the Busch Property Ad Hoc Committee, together with its <br /> fair share of additional traffic calming devices on Ramp Drive north of Cameron Avenue and <br /> I<.olln Street between Valley Avenue and Mohr Avenue, or (ii) alternative traffic calming <br /> devices designed to achieve similar ends which may be approved by the City Council <br /> following recommendation by the Mohr-Manin Trafi~c-Calming Steering Committee. The <br /> City Council shall approve the trafi~c-calming program prior to approval of a tentative map <br /> for the project. and the devices shall be installed prior to occupancy of the new homes. The <br /> design of any traffic-calming devices shall include neighborhood participation, and the <br /> ultimate determination oft his project's financial participation shall be made by the City <br /> Council. In addition, the City and developer shall investigate modifications to improve <br /> capacity for westbound Mohr Avenue traffic which will be increasing as a result of the turn <br /> restrictions and project traffic. If necessary, the developer shall pay the project's pro rata <br /> share of the striping and signal modifications needed to ensure optimum operation of the <br /> intersection of Mohr Avenue and Santa Rita Road. <br /> <br /> S0. The developer shall be responsible for the installation of the street lighting system serving the <br /> development. The street lights shall be 70 watt, high pressure sodium vapor units mounted on <br /> <br /> <br />
