38. Prior to any framing construction. an applicant shall provide adequate fire protection facilities. <br /> including, but not limited to. surface roads. fire hydrants. and a water supply and water flow <br /> sufficient to City Fire Department Standazds to suppress a major fire. If prior to any framing <br /> construction an applicant proposes in writing an alternative method of fire protection. the Fire <br /> Chief may allow the alternative method of fire protection. <br /> <br />39. The site shall be kept free of fire h:~Tards from the start of lumber construction to the final <br /> inspection. <br /> <br />40. All curbs within a 7 1/2 foot radius of a public hydrant shall be painted red. unless modified <br /> by the Pleasanton Municipal Code or Fire Chief. Blue street "hydrant markers" shall be <br /> installed for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br /> 41. The developer shall dedicate to the City for street right-of-way purposes those parcels of land <br /> intended to be public streets and shall grant an easement to the City over those parcels needed <br /> for public service easements (P.S.E.) and which are approved by the City Engineer. or other <br /> easements which may be designated by the City Engineer. A 5 ft. wide P.S.E. shall be created <br /> behind the project sidewalks for utility purposes. <br /> <br /> 42. The applicant shall provide a bond to the City guaranteeing the installation of all common <br /> open space and recreational improvements, private streets, street trees. and all common <br /> infrastructure improvements shown on the approved development plan or otherwise required <br /> as pan of this development. The applicant shall provide an itemized cost estimate of said <br /> improvements, to be submitted with the bond, for the review and approval the Planning <br /> Director prior to issuance of building permits. The bond shall be returned to the applicant <br /> upon acceptance of said improvements by the Planning Director. <br /> <br /> 43. The design for the line, grade. and structural sections for the streets serving this development <br /> shall be subject to final review and approval by the City Engineer. <br /> <br /> 44. The developer shall construct vertical P.C.C. curbs and gutters within this development unless <br /> otherwise approved by the City Engineer. When the sidewalk is adjacent to the curb and <br /> gutter. they shall be poured monolithically. <br /> <br /> 45. Any damage to existing street improvements during construction on the subject property shall <br /> be repaired to the satisfaction of the CityEngineer at full expense to the developer. <br /> <br /> 46. The developer shall complete the widening of Busch Road between Valley Avenue and the <br /> City's Operation Service Center to its ultimate General Plan capacity. The typical street <br /> section shall be as follows: <br /> <br /> a. a 6 ft. wide separated sidewalk with a 4 i/2 ft. wide planting strip; <br /> b. 6 ft. wide on-street bike lanes along both sides ofthe street; <br /> c. four through-traffic travel lanes ( 12 and 13 foot lanes); and <br /> <br /> <br />
