The bond shall be returned to' the project developer upon <br />acceptance of said improvements by the Planning Director. <br /> <br />The design for the soundwall/open fence/landscape treatments facing Stoneridge <br />Drive shall match the treatments approved under PUD-91-11-1M/Tract 6911. <br />Modifications to these designs may be allowed by the Planning Director and City <br />Engineer based on the grade differential between this site and the approach to the <br />future Stoneridge Drive/Arroyo Mocho bridge. The project developer shall submit <br />preliminary designs for the soundwall/open fence/landscape treatments facing <br />Stoneridge Drive to the City for review with the tentative map. <br /> <br />The project developer shall disclose on the purchase-agreement the following <br />items to prospective home purchasers of this development: <br /> <br />ao <br /> <br />The location of the Livermore Airport, aircraft operational levels, and pro- <br />jected noise levels. <br /> <br />bo <br /> <br />The planned extension of Stoneridge Drive to E1 Charro Drive either across <br />the Arroyo Mocho or along the south side of the Arroyo Mocho. <br /> <br />The present operation of the Kaiser Sand and Gravel quarry and its probable <br />future use as a publicly owned lake, that the existing berm/mound separating <br />the project site from the quarry may be removed, and that a pedestrian/bi- <br />cycle/equestrian trail may be installed in the area located between this site <br />and the quarry property. <br /> <br />The disclosure shall be submitted to the City Attorney for review and approval be- <br />fore issuance of building permits. <br /> <br />14. <br /> <br />All building construction shall incorporate the noise mitigation measures described <br />in the report: "Airport Noise Report for Stoneridge Place Residential Develop- <br />ment, Pleasanton, CA", CSA Project No. 98-063, dated April 13, 1998, prepared <br />by Charles M. Salter Associates, Inc. Said construction measures shall be shown <br />on the construction plans for review and approval by the Planning Director and by <br />the Director of Building Inspection before issuance of building permits. <br /> <br />15. <br /> <br />The project developer shall record Conditions, Covenants, and Restrictions <br />(CC&R's) at the time of recordation of the final map which shall create a property <br />owners' association for the development.
