those deemed necessary by the Planning Director for the completion of the geotechnical <br /> improvements required in the area of Lots 4, 5, and 6. A plan showing the extent of this <br /> geotechnical work and the trees which will need to be removed to complete the repair <br /> shall be submitted for the review and approval by the Planning Director prior to the City <br /> Council approval of the final map. The applicant shall post cash, letter of credit, or other <br /> security satisfactory to the Planning Director in the mount of $5,000 for each heritage <br /> tree required to be preserved, up to a maximum of $25,000. This cash bond or security <br /> shall be retained for one year following acceptance of public improvements or completion. <br /> of construction, whichever is later, and shall be forfeited if the trees are destroyed or <br /> substantially damaged. No tree trimming or pruning other than that specified in the tree <br /> report shall occur. Subsequent tree reports may be required, at the discretion of the <br /> Planning Director, for any of the trees on this site as part of the design review pro~ess for <br /> the individual custom homes. Protective chain link or nylon fencing shall be installed <br /> around the existing trees to be saved during all construction activities. In addition, the <br /> following tree preservation methods shall be followed: <br /> <br /> a.) No oil, gasoli~e, chemicals, or other harmful materials shall be deposited or <br /> disposed within the dripline of the trees. <br /> <br /> b.) No signs, wires, or ropes shall be attached to the trees. <br /> <br /> c.) No stockpiling/storage of fill, equipment, or building materials shall take place <br /> underneath or within 5' of the dripline of the existing trees. <br /> <br /> Failure to comply with these requirements may result in a stop-work order. <br /> <br />20. The applicant and/or property owner shall pay any and all fees to which the property may <br /> be subject prior to recordation of the final map and the issuance of building permits. The <br /> type and amount of the fees shall be those in effect at the time the final map is recorded <br /> and the building permits are issued. <br /> <br />Buildins <br /> <br />2 1. Portable toilets used during construction shall be kept as far as possible from existing <br /> residences and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br /> 22. All site improvements and house construction activities shall be limited to the hours of <br /> 8:00 a.m. to 5:00 p.m., Monday through Saturday. All construction equipment must meet <br /> DMV noise standards and shall be equipped with muffling devices. <br /> <br />23. At no time shall campers, trailers, motor homes, or any other vehicle be used as living or <br /> sleeping quarters on the construction site.
