successor in interest shall disclose the design guidelines to the lot buyers prior to <br /> close of escrow, and shall provide them with copies of the guidelines. The revised <br /> design guidelines shall be recorded as part of the subdivision CC&R's. The <br /> project design guidelines shall be revised to reflect the following changes. <br /> <br /> a. The maximum building height of the single-story production homes on Lots <br /> 5-27 and 37 shall be 23 ft. as measured from the lowest grade at the exterior of the <br /> house to the highest portion of the structure. The maximum height of a <br /> single-story custom home on Lots 1o4 and 38°39 shall be 24 It as measured from <br /> the lowest grade at the exterior of the house to the highest portion of the structure. <br /> <br /> b. All custom home designs shall be submitted for design review approval. <br /> c. Development standards for the three lots with the existing homes shall be those <br /> of the City's R-l-40,000 zoning district with a limitation of a maximum 5 ft. height <br /> for retaining walls and slopebanks for any future grading on these lots. The <br /> development standards for all other homes shall be those of the R-l-10,000 zoning <br /> district fbr items not specifically addressed in these guidelines. <br /> <br /> d. All grading for the custom homes shall be limited to the building envelope area. <br /> Exceptions to this gading limit may be made for landscaping and the construction <br /> of Class II accessory structures as long as any retaining walls or slopebanks <br /> necessary to complete the improvement is less than 5 It. in height. <br /> <br /> e. The ho~nes on Lots 3 through 27 and Lots 37 through 39 shall be limited to a ' <br /> single-story height. No future second-story additions shall be permitted, and the <br /> height of the structure shall not be increased. <br /> <br /> f. The custom homes on Lots 3 and 4 shall be single-story in height and no future <br /> second-story additions shall be permitted. <br /> <br /> g. No Class I accessory structures shall be permitted outside the building envelope <br /> on Lot 1. <br /> <br /> h. The rear yard setback for the custom homes shall be a minimum of 20 It. on <br /> interior lots and 50 ft. on perimeter lots (Lots 3, 4, 38, and 39). No minimum flat <br /> rear yard area shall be required. The custom homes shall be built on the flat <br /> building envelope areas shown on the site plan and the sloped portions of these <br /> sites shall not be regraded. <br /> <br />PUD-96-14 <br /> <br /> <br />
