is not available at the time of application of building permits. <br /> <br />81. The sanitary sewer system shall be designed to be a gravity flow system. All <br /> sanitary sewers shall be interconnected. This intbrmation shall be shown on the <br /> tentative map. <br /> <br />82. The radius of the cul-de-sac bulb shall be revised to 45 ft. from the face of curb <br /> and 50 ft. to the property line. <br /> <br />83. The developer shall ins'tall subdrains at the back of sidewalk or back of curb along; <br /> all streets within the development and shall connect these subdrains to the public <br /> storm drain system within the street. <br /> <br />84. The perimeter of all building tbundations shall be designed with subdrains. These <br /> subdrains shall be connected to the public stormwater collection system, unless <br /> otherwise approved by the City Engineer. <br /> <br />85. All existing drainagc swalcs that are filled shall have subdrains installed unless <br /> otherwise approved by the City Engineer and the developer's consulting soil <br /> engineer. All subdrains shall have a cleanout installed at the beginning of the pipe. <br /> The bottom of the pipe shall terminate in a stor~n drain or other approved outthll, <br /> subject the approval of the City Engineer. It shall be the responsibility of the <br /> homeowner to relocate the subdrain, if the drain is encountered during the <br /> excavation of a pool or other subsurthce structure. All owners within the <br /> subdivision shall receive notice, subject to 'the approval of the City attorney, of the <br /> presence and exact locations of thcse subtlrains, <br /> <br /> Any lot not graded to the street shall have a V-ditch installed along the property <br /> line. Said V-ditch shall have a minimum of two inlets per lot which shall be <br /> connected to an approved storm drain system, as determined by the City Engineer. <br /> The V-ditch inlet on Lots 88 and 89 shall have concrete lined drainage releases to <br /> the street. The storm drain easement between lots 1 and 2 shall have a minimum 15 <br /> ft. width. The developer shall demonstrate to the City Engineer how access to the <br /> storm inlet on Lot 90 (new Lot 89) will be provided. <br /> <br />87. All proposed lots with pad elevations above elevation 390 shall be connected to <br /> the City's 510 water zone. <br /> <br /> PUD-96-14 <br /> <br /> <br />
