The project developer shall make the following changes to the proposed develop- <br />ment's building designs: <br /> <br />a. Red accent tiles shall be twelve inches (12") square. This requirement shall <br />not apply to the six inch (611) square red tiles used as a band over the conven- <br />ience market's windows. <br /> <br />b. The proposed redwood trellis to be located in the three-foot (3' 011) landscape <br />area between the rear building walls of the convenience market and the <br />shared access driveway shall be of metal construction. <br /> <br />These changes shall be shown on the final building permit plan set submitted for <br />review and approval by the Planning Director before issuance of a building permit. <br /> <br />13. All roof-mounted heating, air conditioning, and refrigeration equipment and satel- <br />lite receiving dishes shall not project above a horizontal plane established by the <br />top-edge of the perimeter, standing seam metal roofs. <br /> <br />14. The proposed freestanding identification/price sign is not approved. The project <br />developer shall work with staff to provide an upgraded monument sign design for <br />the subject project before issuance of a building permit. The height of the monu- <br />ment sign including base shall be no taller than eight feet (8' 0") measured from <br />grade. <br /> <br />15. The project developer shall obtain a non-buildable easement from the property <br />owner of the Amador Shopping Center (Parcel No. 946-3340-008-02) located ad- <br />jacent to the westerly side of the project site. The easement shall extend a twenty- <br />foot (20' 0") distance from the west side of the subject property. If the easement <br />cannot be obtained, the project developer shall design the west side of the conven- <br />ience market to achieve a one- (1-) hour fire-rating on the building wall and roof. <br /> <br />Building and Site Design Requirements: <br /> <br />16. The project developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight and <br />night time hours.
