<br />57. The project developer shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building Department permit. The <br />amount of this bond will be determined by the City Engineer. <br /> <br />58. The project developer shall grant an easement to the City over those parcels <br />needed for public service easements (P.S.E.) as required by the City Engineer. <br /> <br />59. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />60. The developer shall submit a dust control plan or procedure as part of the improve- <br />ment plans. <br /> <br />61. Electric power distribution, gas distribution, communication service, Cable televi- <br />sion, and any required alarm systems shall be installed underground in a joint util- <br />ity trench to the satisfaction of the City Engineer. <br /> <br />62. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br />the developer. This shall include slurry seal, overlay, or street reconstruction if <br />deemed warranted by the City Engineer. <br /> <br />63. The project developer's contractor(s) shall obtain an encroachment permit from the <br />City Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />64. The project developer shall install a structural control, such as an oil/water separa- <br />tor, sand filter, or approved equal on the site to intercept and pretreat storm water <br />prior to reaching the storm drain. The design, locations, and a schedule for main- <br />taining the separator shall be submitted to the City Engineer/Director of Building <br />Inspection for review and approval prior to issuance of building permits. The <br />structural control shall be cleaned at least twice a year: once immediately prior to <br />October 15 and once in January. The project developer shall enter into a mainte- <br />nance agreement for the oil/water separator. <br /> <br />65. The trash enclosure area(s) shall be completely covered. An area drain shall be in- <br />stalled in the enclosure area which connects to the sanitary sewer. A structural <br />control such as an oil/water separator or sand filter shall be provided.
