The driveway entrance from Santa Rita Road to the service station site and the <br />driveway entrance to the Amador Shopping Center shall be constructed with <br />curved "returns". The design of these driveways shall be submitted for review and <br />approval by the Planning Director and the City Engineer before issuance of a <br />building permit. <br /> <br />53. The property owner shall dedicate in fee title to the City of Pleasant on, an approxi- <br />mate nine-foot (9' 0") wide strip ofland the entire length of the site's Valley Ave- <br />nue frontage for a right-turn lane from eastbound Valley Avenue to southbound <br />Santa Rita Road. The construction of the street widening including curb, gutter, <br />sidewalks, street trees, and irrigation to said trees shall be the project developer's <br />responsibility and shall be executed in conjunction with construction of this pro- <br />ject. The City of Pleasanton shall be responsible for the costs involved to relocate <br />the existing traffic signal including the installation of detector loops, signal control <br />boxes, and, potentially, a new signal mast. Improvement plans for the turn-lane <br />shall be prepared by the project developer and submitted to the City Engineer for <br />review and approval in conjunction with the building permit application. The <br />right-of-way dedication shall be executed between the project developer and the <br />City prior to issuance of a building permit. <br /> <br />54. All utilities shall be installed underground. <br /> <br />55. The paving sections for the on-site parking and drive areas shall be designed on the <br />basis of an R-Value test and a traffic index to carry the anticipated traffic loads. <br />This design shall be subject to the approval of the Director of Building Inspection. <br />The minimum paving section shall be two inches (2") of asphalt concrete (A.C.) on <br />a six inch (6") asphalt base (A.B.). The minimum A.C. pavement slope shall be <br />one percent (1 %). For pavement slopes less than 1 %, the surface runoff shall be <br />carried in a concrete gutter to an acceptable point of discharge. The minimum <br />slope for concrete gutter shall be 0.5%. <br /> <br />56. The project developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage control meas- <br />ures.
