rewording the condition to require that the easement and PUD must be approved prior to the final <br />map. <br /> <br />Mr. Rowe advised that with regard to the issue related to the Costas property, he believes it will <br />be resolved or there will be a clear sense of direction by the time the tentative map comes before <br />the Commission. He commented on the amenity issue, noting that the fees for the six lots on the <br />Costas property will be approximately $330,000, and that the property provides easements for <br />the trail and the fight-of-way for Vineyard Avenue. Commissioner Roberts noted that the staff <br />report stated that these lots would be basically the same as the low density designation for the <br />McGuire and Nevis properties and that those lots are at least 20,000-square-feet, while the <br />Costas lots 34 and 35 are considerably smaller, and lot 33 is 48,000-square feet. She asked if <br />consideration could be given to rearranging the lots to increase the size of lots 34 and 35. <br />Discussion ensued regarding the lot sizes and whether single-story homes are required for these <br />lots. Mr. Rowe advised that if there is a concern by the park district, the applicant is willing to <br />construet single-story homes on these lots. <br /> <br />Commi,~ioner Maas commented that the Planning Commission had previously expressed <br />concern about the similar elevations with those proposed for adjacent development. Mr. Rowe <br />advised that some of the Clara Lane house plans will be redesigned as a result of Oreenbriar <br />Homes purchasing the Clara Lane lots. Mr. Rowe stated that the applicant would be happy to <br />meet with Commissioner Maas prior to thc tentative map to address this issue. <br /> <br />Commissioner Maas referenced the visual provided to thc Commission, noting that the image it <br />depicts is not very appealing and she would have expected a third simulation showing an <br />improved visual. Mr. Rowe noted that the result shown in the visual is that of realigning <br />Vineyard Avenue. Discussion ensued regarding the relocation of the power poles and <br />P.G. & E.'s proposal to install a 230ky power line through this area. Mr. Rowe advised that the <br />applicant could add a fair number of large box trees that would grow and provide screening. <br /> <br />Commi~ioner Maas noted that in the tree report there is no value given for the trees being <br />removed, only those being preserved. She further noted that the preserved oak trees in similar <br />condition are rated between $1,800 to $2,500 each. Mr. Pavan stated this information will be <br />provided with the tentative map. <br /> <br />Dim Costas, 2503 Vineyard Avenue, noted that he is proposing that the six lots on his property <br />be custom lots.
