Commissioner Arkin asked if a deed restriction could be included for future buyers advising <br />them of the geotechnical and peer reviews. He indicated that he is not as concerned with the <br />applicant as he knows the risks, but he is concerned about any future purchaser of the house. <br /> <br />Ms. Sero noted that this information is not generally included as any deed restriction or <br />recordation. She noted that typically the only thing that the City requires is to notify people of <br />activities that may occur that they may not be aware of, such as farming, mining operations, etc. <br /> <br />Discussion ensued regarding the issue of requiring that geotechnical documents be provided to <br />future pm'chasers. It was noted that potential buyers often research the property they are <br />interested in at City Hall. It was further noted that the Conditions of Approval require that the <br />project developer and then the homeowner shall provide all future buyers with copies of the <br />project's conditions of approval, and that all of the geotechnical documents are referenced in the <br />conditions. <br /> <br />Commissioner Kameny made a motion to approve Case PDR43 subject to the conditions <br />of approval as shown in Exhibit "B.' Commissioner Roberts asked that a condition <br />r~quiring that non-reflective glass be included. City of Pkasanton <br />Application for design review approval to develop the Alviso Adobe Community Park on <br />an approximately six-acre site located at 3465 Foothill Road. Zoning for the property is <br />PUD-LDR (Planned Unit Development - Low Density Residential) Distfict~ The draft <br />ma,,qer plan for the project includes the following elements: restored Alviso Adobe, <br />reconstructed bunkhouse, outdoor viewing deck, Native American rock feature, <br />reconstructed milking barn, parking, small amphitheater, nature trail, and a visitor's <br />center. The Planning Commission will also consider the Negative Declaration prepared <br />for the project. <br /> <br />Mr. Pavan presented the staff report. He noted that staff recommends that Condition No. 10 <br />re~m:ling parking requirements be revised as written in staff's memo which was distributed this <br />evening.
