LLC <br />(San Francisco Water Department Bernal Property) <br /> <br />PROJECT LOCATION: The San Francisco Water Department Bernai Property is an <br />approximately 510-acre site consisting of three basic land units: a 202-acre Western Parcel <br />between Interstate 680 (I-680) and the Arroyo de la Laguna south of Bemai Avenue; a <br />triangular-shaped Central Parcel of approximately 245 acres bounded by 1-680 on the southwest, <br />Bemal Avenue on the north, and by the Union Pacific Railroad (UPRR) right-of-way on the <br />southeast; and an Eastem Parcel of about 63 acres between the UPRR and the Alameda County <br />Transportation Corridor (formerly the South Pacific Railroad right-of-way) south of Junipero <br />Avenue. <br /> <br />PROJECT DESCRIPTION: The project is comprised of a number of land use approvals <br />which together make up the project, as follows: <br /> <br />Approval of the Specific Plan prepared for the GHC Bernal Investors proposal for the <br />San Francisco Bernal Avenue property to allow development of approximately 581 <br />residential units, up to 750,000 square feet of commercial/office space, a neighborhood park, <br />an elementary school, and associated utility/storm drainage improvements in a first phase of <br />the Specific Plan; approximately 320 acres would be lef~ unplanned as a future second phase. <br /> <br />Approval of corresponding zoning actions as follows: <br /> Prezone the 439.7 acres of the Bernai Property in unincorporated Alameda County to <br /> Pleasanton's Planned Unit Development (PUD) District. <br /> <br />PLANNING COMMISSION MINUTES August 9, 2000 Page 8 <br /> <br /> <br />
