with Mr. Rowe that stepping will not be practical for some of the homes. Mr. Rowe stated that
the developer is receptive to working with staff on this issue.

Commissioner Maas expressed concern with the left-side elevation on Lot 10 facing the public
road in the development. Mr. Rowe noted the garage for Lot l0 is set back from the house and
he stated he would be in favor of additional masonry being utilized on Lot 6.

Alan Burrell, architect, noted that the architect has worked with staff and the developers to create
a great project for the City of Pleasanton. He stated that in order to create a custom-home
project, there are seven different plans, with twelve different elevations. He noted that Lot 5 is a
three-car garage; however, a window has been installed in the third bay of the garage. He
clarified that the majority of the homes have pomhes. Mr. Burrell provided the Commission
with the color board for the homes and noted there are six color pallets for the 12 homes.

Discussion ensued relating to the garage on Lot 5, the possibility of installing a wrap-around
porch on Lot 10, and keeping heights of six of the homes to 22 feet.

Doyle Heaton, Delco Builders, advised the Commission that the developer has worked with staff
for two years on this project and the PUD was issued in September of 1999. He expressed
concurrence with working with staffto examine issues of grading. He requested that the
Commission approve this project.

.am Sorensen, 4432 Foothill Road, expressed concern with the wording of Condition 22 relating
to easements and noted her desire to speak to her attorney on this issue.

Mr. Plucker noted the easement wording will grant Ms. Sorensen unimpeded access rights and
that a disclosure condition could be added that specifically informs future property owners of the
rights of the access of Ms. Sorensen and the East Bay Regional Park District.

Commissioner Maas suggested that Ms. Sorensen's attomey and the developer work
concurrently to resolve the easement wording in Condition No. 22.

Mr. Sorensen expressed concern with having a name plate on the entrance of the development
due to this also being the entrance to her property. Further, she requested that issues relating to
street names be resolved.

Mr. Plucker noted there is currently no sign proposed at the entrance to the property.

Commissioner Maas disclosed she met with the Lemoines.

Norma Lemoine, 4456 Foothill Road, requested that the cattleguard and gate on the northside of
the property be relocated further north on the Lemoine property line on the East Bay Park
District property to allow her to access all ofber property. She noted that staffand the
developers have expressed concurrence with relocating the gate.
