FAR is 37-1/2%. With regard to the affordable units, he noted that they feel comfortable with <br />the size of the affordable units, as well as the room dimensions and designs. He commented that <br />it is a very well accepted size home. <br /> <br />Commissioner Axkin commented that he feels that homes should be more offset from each other. <br />Mr. Champion noted that there is quite a bit of difference in the homes themselves and that <br />porches on some models provide an offset. He stated that the placement of the homes is tied to <br />the setback requirements, and if the homes were to be pushed back the size of the homes would <br />need to be smaller. Mr. Plucker advised that the sidewalks provide variations comparable to <br />what is seen in older parts of Pleasanton. He noted that to move some of the homes up on the <br />lots would require a PUD modification. <br /> <br />Chairperson Roberts advised that she spoke with Mr. Champion yesterday at the project site. <br /> <br />In response to an inquiry from Commissioner Sullivan, Mr. Champion advised that they estimate <br />the maintenance fee to be between $75 to $100 per month. He noted that the Homeowners' <br />Association is responsible for maintaining the linear park and the landscaping along Rose <br />Avenue. He noted that this fee is for the landscape maintenance and the overhead costs for the <br />Association. Discussion ensued regarding the reduction in fee for the affordable units and <br />concerns about the other homeowners' knowing that the affordable unit owners are paying a <br />reduced fee. <br /> <br />Commissioner Ma~q stated that she doesn't like the from door location shown on Plan 6 and that <br />it would improve the design to add a porch to this plan. Commissioner Sullivan noted that he <br />does not like the location of the den/bedroom 3 in the front of the home. Commissioner Arkin <br />commented that he doesn't like the location of the kitchen in Plan 7 and would prefer to see it in <br />the back of the home to allow for a view of the back yard. Chairperson Roberts stated that she <br />believes kitchens located in the front of a few homes on a street provides the opportunity for <br />people to see what is going on along the street and provides for a safer street environment. <br /> <br />Mrs. Bea Nolan, property owner, stated that she and her husband purchased this property 40 <br />years ago. She advised that the property could be developed with 72 homes, but they have <br />reduced the plan to 36 homes, including five affordable units. She stated that she believes this is <br />a beautiful development that will complement the City. <br /> <br />PUBLIC HEARING WAS CLOSED <br /> <br />A motion was made by Commissioner Maas to make the tentative tract map findings as listed in <br />the staff report, approve the tentative t~act map subject to the conditions listed in Exhibit "B," <br />with a modification that Plan 6 shall have more detail on the from of the home, including moving <br />the front door and adding a porch element, and investigating moving the den/bedroom 3 to the <br />rear of the home and moving the kitchen to the front of the home where the den/bedroom 3 was <br />located. Chairperson Roberts seconded the motion. <br /> <br />Commissioner Sullivan advised that he was absent when the PUD was reviewed.
