Commissioner Maas reiterated her concern with Lot 7 and she noted she desired considerable <br />landscaping. Further, that the landscaping would benefit the triangular shaped areas with no <br />landscaping on the map. <br /> <br />Discussion ensued relating to placing a condition on Lot 25 to plant trees for landscaping. Mr. <br />Plucker noted that the landscaping to screen Lot 25 would need to be placed on the Preserve <br />Homeowners Association's property. <br /> <br />PUBLIC HEARING WAS REOPENED <br /> <br />Mr. McDonald noted he would be willing to plant landscaping on Lot 25 and Lot 7. He noted <br />the triangular shaped areas with no landscaping are a part of open space. <br /> <br />PUBLIC HEARING CLOSED <br /> <br />Discussion ensued relating to the possibility of relocating Lot 7 across from Lots 5 and 6. <br />Commissioner Maas suggested conditioning the application for the planting of 100 additional <br />trees or elimination of Lot 7. Commissioner Arkin noted he desired more trees on Lot 25 and <br />expressed his ambivalenoe in supporting this project. In response to an inquiry by Commissioner <br />Arkin, Commissioner Sullivan noted that planting of additional trees would not change his view <br />on denying the application due to the trees requiring 25 years to lessen the visual impacts of <br />homes. Commissioner Maas expressed concurrence with Commissioner Sullivan's statement <br />and reiterated her suggestion for removing Lot 7. Commissioner Sullivan noted there will still <br />be a visual impact from Foothill Road. <br /> <br />PUBLIC HEARING WAS REOPENED <br /> <br />In respoase to an inquiry by Chairperson Roberts relating to whether Lot 7 could be relocated, <br />Mr. McDonald noted that Lot 7 could be relocated to Parcel D; however, the engineer for the <br />project is uncomfortable with relocating Lot 7 due to the heavy grading that would be necessary. <br /> <br />Commissioner Arkin concurred with Commissioner Maas that if the West Foothill Overlay <br />regulations are utilized, there is no backdrop to Lot 7. <br /> <br />PUBLIC HEARING WAS REOPENED <br /> <br />Mr. McDonald noted that the engineer stated that Lot 7 could be relocated across from Lots 9 <br />and 10o <br /> <br />Commissioner Sullivan noted that a house situated across from Lots 9 and 10 will be visible <br />from Foothill Road. <br /> <br />Commissioner Maas requested input from the applicant relating to whether they would prefer to <br />return with another plan for the Commission's review or have the Commission deny the <br />application.
