<br />r <br /> <br />Steve Goins, Assistant Planner, referenced a staff report dated February 9, 2000, and highlighted <br />key areas contained in the report including background information, project description, site <br />plan, architecture, landscaping and screening, signage, and grading. In conclusion, he noted that <br />staff's recommendation is that the Commission approve Case PUD-8l-30-8l D, subject to the <br />conditions shown in Exhibit "B." Mr. Goins provided a color and materials board of the <br />proposed exterior materials for the Commissioners' review. <br /> <br />Discussion ensued relating to Condition No. 29 and the gray water system used for irrigation in <br />Hacienda Park. <br /> <br />PUBLIC BEARING WAS OPENED. <br /> <br />Richard Campbell, Architect, introduced the members of the architectura1 team. <br /> <br />Julie Mason, provided an overview of the architecture of the building, the materials used on <br />project, the landscaping, and Title 24 requirements for an energy-efficient building. <br /> <br />Greg Randall, landscape architect, provided an overview of the landscaping plan. He <br />commented on the gray water system and stated that the system has been designed to convert to a <br />gray water system; however, it does not affect the physical design of the system. <br /> <br />Chairperson Roberts determined there were no public speakers who wished to address the <br />Commission. <br /> <br />r <br /> <br />PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner Kameny noted it is a well-designed building for this site and that the exterior is <br />aesthetically pleasing. He stated the project has met and exceeded the guidelines of Hacienda <br />Park relating to height of buildings, setbacks, and the parking ratio. He stated he had no issues <br />with the two-foot overhangs on the building. In conclusion, he stated he would be in support of <br />the proposal as presented. <br /> <br />Chairperson Roberts noted that the overhangs on the building were aesthetically pleasing. <br /> <br />Commissioner Arkin inquired whether a shower facility is part of the plan and commented on the <br />need for a shower facility in the project for people to utilize when bicycling or walking to work. <br />He noted his support for the architecture of the building and stated he would vote in support of <br />the project. <br /> <br />Commissioner Maas initiated discussion relating to areas designated for smokers other than at <br />entrances to buildings. <br /> <br />Ms. Seto noted that the ordinance requires smokers to be a reasonable distance from the building; <br />however, after that requirement is met, it is left to the property owner's discretion to determine <br />locations of smoking areas. <br /> <br />r <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />February 9, 2000 <br /> <br />Page 3 <br />
