Jack and Judv ChestDut lADoeUant: PhiliD Ciesielski) <br />Appeal of the Zoning Administrator's approval of (1) and application for administrative <br />design review approval to remodel and construct an approximately 2,266-square-foot, <br />one- and two-story addition to the existing 1,320-square-foot dwelling; and (2) and <br />application for a modification to the design review approval for a second unit to increase <br />the overall height of the second unit from 14 feet to 15 feet located at 4128 Stanley <br />Boulevard. Zoning for the property is R-I-20,000 District. <br /> <br />r-- <br /> <br />Mr. Plucker referenced a staff report dated January 26, 2000 and highlighted key areas <br />contained in the report including background infonnation, Zoning Administrator hearing, and <br />site and project description. He noted that staff's belief is that the additional one foot in height <br />would not create adverse impacts on the adjacent neighbors. In conclusion, Mr. Plucker noted <br />that staff's recommendation is that the Commission deny Case PAP-03, thereby upholding the <br />Zoning Administrator's approval of Cases Z-98-31O (house addition) and Z-98-311 (second unit <br />height modification). <br /> <br />Discussion ensued relating to the height of the second unit and the design guidelines the City <br />Council approved for the house. Mr. Plucker noted the Commissioners were provided a <br />docwnent which includes the existing standards for the existing house in tenns of height, FAR, <br />and setbacks. <br /> <br />PUBLIC HEARING WAS OPENED. <br /> <br />r <br /> <br />Jack Chestnut, 4128 Stanley Boulevard, provided an overview of the application process. He <br />stated that after the application was denied by the Commission, the City Council directed the <br />applicant to work with the neighbors to design parameters for the project. He noted that the <br />design parameters for the project were set by the neighbors and himself.
