Resolution No. PC-99-22 <br />Page 5 <br /> <br /> EXHIBIT "B." <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br /> <br /> PUD-98-016 <br /> <br />Planning <br /> <br />Development shall be substantially as shown on the PUD development plan set, the <br />Happy Valley Golf Course Clubhouse and Facilities plan set, and the Pleasanton <br />Municipal Golf Course Written Narrative and Residential Development Standards and <br />Design Guidelines, Exhibit "A", dated "Received March 5, 1999" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />Lot 5A of Alternative 1 is approved and shall be shown on the tentative map application <br />submitted to the Planning Commission for review and approval. <br /> <br />Lot 6A of Alternative 2 and 3 shall be shown on the tentative map application submitted <br />to the Planning Commission for review and approval. The final determination of which <br />alternative will be used shall be made by the City Engineer prior to final map approval. <br /> <br />Alternative 4 is approved and shall be shown on the tentative map application submitted <br />to the Planning Commission for review and approval. <br /> <br />5.Prior to final map approval, the development standards/design guidelines shall be modified as <br /> follows: <br /> <br />a. 600 sq.ft, of garage area shall be excluded from the floor area calculation; <br /> <br />b. the accessory structures shall meet the setbacks for the primary structures on the <br />individual lots; and <br /> <br />c. the Planning Commission shall perform the design review for the individual <br />homes. <br /> <br />During the development of the construction bid set for the golf cart, maintenance, and <br />restroom buildings, an effort shall be made to integrate additional design elements such <br />as eave and trim details. The final designs shall be subject to the approval of the Planning <br />Director. <br /> <br /> <br />
