PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-20 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF GEORGE <br />MARMENT FOR REZONING AND PUD DEVELOPMENT PLAN APPROVAL AS FILED <br />UNDER CASE PUD-98-22 <br /> <br />WHEREAS, <br /> <br />George Marment has applied for (1) a rezoning of an approximately 3,764 square- <br />foot portion of an approximately 11,915 square-foot parcel from the PUD-HDR <br />(Planned Unit Development-High Density Residential) District to the PUD-O <br />(Planned Unit Development-Office) District; (2) rezoning of the remaining 8,151 <br />square feet of the same parcel from the O (Office) District to the PUD-O (Planned <br />Unit Development-Office) District; and (3) a PUD development plan approval to <br />construct a two-story, approximately 4,240 square-foot office building located at <br />201 Old Bernal Avenue; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD-HDR (Planned Unit Development - High Density <br />Residential) District, O (Office) District, the Downtown Revitalization District, <br />and the Core Area Overlay District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of February 24, 1999, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-22; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of private utility systems to <br />serve the office building. Adequate storm drain, sanitary sewer, and water <br />service utilities are present in the area surrounding the development and <br />are sufficient to serve the new building. All on-site infrastructure shall be <br />installed by the project developer with connections to municipal systems <br />in order to serve the site. A fire sprinkler system will be installed within <br />the building. Adequate access would be provided to the structures for <br />police, fire, and other emergency response vehicles. The building would <br />be designed to meet the requirements of the UBC and other applicable <br />City codes. <br /> <br /> <br />
