24. <br /> <br />25. <br /> <br />26. <br /> <br />27. <br /> <br />28. <br /> <br />29. <br /> <br />30. <br /> <br />final development plan is in conformance with the geotechnical report approved <br />with the project. <br /> <br />The developer shall arrange and pay for the geotechnical consultant to inspect and <br />approve all foundation, retaining, wall and drainage geotechnical aspects of project <br />construction. The consultant shall be present on site during grading and <br />excavation operations. The results of the inspections and the as-built conditions of <br />the project shall be certified in writing by the geotechnical consultant for <br />conformance to the approved plans and geotechnical report and submitted to the <br />City Engineer and Director of Building Inspection for review and approval prior to <br />occupancy. <br /> <br />Prior to approval of the tentative map, the developer shall arrange and pay for the <br />geotechnical/soils consultant to inspect and comment upon the condition of the <br />driveway/EVA, retaining walls in the vicinity of the driveway, and the stability of <br />slopes, etc. to either side of the driveway. The developer shall be required to <br />remedy any identified maintenance or stability issues prior to acceptance of the <br />tract. <br /> <br />No cut or fill slopes shall exceed a 3:1 gradient in any part of the site without prior <br />approval from the City Engineer, Planning Director, and the project geologist. <br /> <br />Any fills in excess of 20 feet, or as otherwise recommended by the City Engineer <br />or project geotechnical/soils engineer, shall be monitored for at least one year, or <br />as recommended by the geotechnical engineer, before construction proceeds on <br />their surfaces. <br /> <br />Specific Residential <br /> <br />The developer shall disclose to all property-owners the presence of the water tank <br />and the water tank access road, including information regarding maintenance <br />responsibilities and, as feasible, frequency of use. <br /> <br />The developer shall give notice to the home buyers, satisfactory to the City <br />Attorney, that the lots are part of an established Geologic Hazards Abatement <br />District (GHAD). <br /> <br />The developer shall give notice to the home buyers through deed recordation, <br />satisfactory to the City Attorney, and include within the design guidelines, that <br />individual sewer grinder pumps are required to be installed with every home and <br /> <br /> <br />
