Landscaping and Tree Preservation <br /> <br />15. <br /> <br />A final wet zone landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan set prior to <br />issuance of an on-site permit. Said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of approval, and shall be detailed in <br />terms of species, location, size, quantities, and spacing. Said landscape plan shall <br />include the following: <br /> <br />a. Coast live oak (Quercus agrifolia) and California bay (Umbellularia <br />californica) shall be added to the tree buffer. One quarter of the trees to be <br />installed as part of the buffer shall be installed in a 36-inch box size. <br /> <br />b. The developer shall install drip irrigation systems and all landscaping <br />proposed for landscaping within the wet zone and installed as visual buffers for <br />Lots 6 and 7. All wet zone landscape and landscape screening shall be installed <br />immediately upon completion of grading, utility installation, and other <br />construction activities as weather permits, but all such irrigation and landscaping <br />shall be installed prior to tract acceptance. <br /> <br />c. All cut and fill slopes shall be hydroseeded. Fill slopes on the west side of <br />the Crosby Drive extension shall be landscaped per the wet zone landscape plan <br />dated January 29, 1999. <br /> <br />d. Additional landscaping, per the revised wet zone landscape plan dated <br />January 29, 1999, shall be installed on the north side of Lot 7 and the south side of <br />Lot 6. <br /> <br />16. <br /> <br />All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />17. <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />18. <br /> <br />The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br /> <br />
