Resolution No. PC-2000-68 <br />Page 2 <br /> <br />The design of the subdivision and proposed improvements will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish or wildlife or their habitat. <br /> <br />No endangered, threatened or rare flora or fauna are known to inhabit the <br />project site. The PUD conditions of approval require that separate <br />permits be obtained from the various responsible agencies for work done <br />near and in waterways. This tentative map does not change any of those <br />conditions. Also, the site drainage, as required by the PUD development <br />plan, is designed to retain storm water runoff before it enters surrounding <br />waterways and to pre-treat the water that does enter. <br /> <br />The design of the subdivision is not likely to cause serious public <br />health problems. <br /> <br />All proposed improvements would be built in accordance with City <br />standards for infrastructure improvements and/or the Uniform Building <br />Code for building improvements. The proposed structures would also be <br />constructed in adherence with the geotechnical report previously prepared <br />for this project. Adequate access would be provided for emergency <br />vehicles. Also, the project site is not within a flood hazard zone. The <br />project was required to conduct additional studies of possible <br />contaminants. The radionuclide study has been completed, and the site <br />has been found to not be a hazard. Other hazards required to be studied <br />will be remediated as necessary. <br /> <br />The design of the subdivision or its related improvements will not <br />conflict with easements, acquired by the public at large, for access <br />through or use of property within the subdivision. <br /> <br />No existing public easements are being negatively impacted by the <br />proposed development. As required in the PUD development plan, several <br />water line easements for the Castlewood development would need to be <br />relocated as part of this development. The tentative map has been <br />conditioned to address the necessary relocations. <br /> <br />the Planning Commission determined that the proposed development has <br />been designed to be consistent with the previous approvals and seeks to <br />implement the design features that were previously approved. The <br />conditions of approval ensure that the design of the proposed development <br />is consistent with the PUD development plan and meets City standards. <br /> <br /> <br />
