PC-2000-65 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE PARCEL MAP 7255, <br />THE APPLICATION OF GHC BERNAL INVESTORS, L.L.C. <br /> <br />GHC Bemal Investors, L.L.C. has applied for Vesting Tentative Map <br />(Tract 7255) approval to allow the subdivision of approximately 510 acres <br />to accommodate 581 residential units, 745,000 sq.ft, of office <br />development, 5,000 sq.ft, of commercial development, and approximately <br />314 acres of open space area located on both sides of 1-680 and the UPPR, <br />southerly of Bemal Avenue; and <br /> <br />WHEREAS, zoning for the property is Planned Unit Development, PUD-02; and <br /> <br />at its duly noticed public hearing of December 13, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />an Environmental Impact Report was prepared and certified for the Bernal <br />Avenue Specific Plan and PUD development plan; therefore, no additional <br />environmental documentation was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed subdivision map is consistent with the General Plan. <br /> <br />The proposed vesting tentative map has been developed to be consistent <br />with the Bemal Property Specific Plan and PUD development plan. These <br />plans were found to be consistent will all General Plan policies and <br />programs at the time they were approve. <br /> <br />The site is physically suitable for this type of development and <br />density. <br /> <br />The site is basically flat with no immediate neighbors. Environmental <br />constraints were appropriately mitigated in the PUD development plan and <br />this tentative map is consistent with the development plan. The proposed <br />infrastructure improvements have been designed and/or conditioned to <br />ensure that the project will be served with the necessary infrastructure and <br />that the project will not negatively impact existing City services. The <br />proposed infrastructure improvements would be constructed in accordance <br />with the conditions of approval for the PUD and City Design Standards. <br /> <br /> <br />
