Exhibit "B" <br />Conditions of Approval <br />3878 Stanley Boulevard <br />Case PCUP-15/PDR-96 <br />December 13, 2000 <br /> <br />1. The proposed use, design, and operation shall conform substantially to the <br /> written narratives, site plan, elevation drawings, parking plan, landscape plan, <br /> and photographs, Exhibit "A", dated "Received October 26, 2000", on file with <br /> the Planning Department, except as modified by the following conditions. <br /> Minor changes to the plans may be allowed subject to the approval of the <br /> Planning Director if found to be in substantial conformance to the approved <br /> exhibits. <br /> <br />2. If operation of the proposed use results in conflicts in regard to parking, noise, <br /> traffic, or other impacts, at the discretion of the Planning Director, this case may <br /> be submitted to the Planning Commission for further review at a public hearing. <br /> If necessary, the Commission may modify or add conditions of approval to <br /> mitigate such impact, or may revoke the use permit. <br /> <br />3. Approval of this case, Case PCUP-15/PDR-96, is valid for a maximum of <br /> three (3) years from the date of approval, until December 13, 2003. Prior to <br /> December 13, 2003, the applicant must reapply for use permit and design <br /> review approval to continue operation. The use permit and design review <br /> applications are subject to the review and approval of the Planning <br /> Commission, unless appealed to the City Council as prescribed in Section <br /> 18.144.020 of the Pleasanton Municipal Code. The application(s) applied for <br /> may or may not be approved. <br /> <br />4. Within three (3) months from the effective date of approval of this case, the <br /> applicant shall: <br /> <br />a. remove the forty (40) foot shipping container on site; <br />b. replace all broken windows in the main building; <br />c. remove the paper covering the windows in thc main building; <br />d. install the fence showroom in the main building; <br />e. demolish and recycle the entire storage building immediately <br /> west of the existing main building; <br />f. remove the freestanding white signage board in front of the main <br /> building; <br />g. submit a plan to the Fire Department for the fuel for the forklifts; <br />h. submit a final parking plan to the Planning Department and <br /> Building Department which clearly shows all areas which are to <br /> <br /> Page 1 <br />PCUP-15/PDR-96 <br /> <br /> <br />
