Resolution No. PC-2000-66 <br />Page 4 <br /> <br /> EXHIBIT B <br />Conditions of Approval <br />CASE PCUP-23/PADR-227 <br /> <br />Development shall be substantially as shown on the site plan, floor plan, <br />elevations, and materials and colorboard, Exhibit "A", dated "October 27, 2000" <br />on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of <br />the Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />Prior to issuance of a building permit for the proposed project, the applicant shall <br />record a deed restriction stating the following requirements identified in <br />Condition number 3. The wording of the deed restriction shall be reviewed and <br />approved by the City Attorney prior to recordation. <br /> <br />Prior to issuance ora building permit for the proposed project, the City must <br />receive written verification from the Alameda County Health Department that <br />there is an adequate amount of area on the property for additional sewage <br />drainlines necessary to support the existing house and the proposed additions. If <br />City water and sewer lines are available prior to the City finaling the building <br />permit for the additions, the owner shall pay any applicable DSRSD and City <br />connection fees, connect the entire residence to City utilities, abandon the existing <br />septic system pursuant to the requirements of the Alameda County Health <br />Department, install a backflow prevention device for the well, and limit use of the <br />well to irrigation of domestic landscaping. If City sewer and water lines are not <br />available until after the completion of the construction of the additions, the owner <br />shall extend the septic drainlines to the satisfaction of the Alameda County Health <br />Department prior to the City finaling the building permit, and within three (3) <br />months of written notification from the City Engineer that City water and sewer <br />lines are available, the owner shall pay any applicable DSRSD and City <br />connection fees, connect the entire residence to City utilities, abandon the septic <br />system pursuant to the requirements of the Alameda County Health Department, <br />install a backflow prevention device for the well, and limit use of the well to <br />irrigation of domestic landscaping. <br /> <br />Prior to submittal of plans for a building permit, the applicants shall submit for <br />review and approval by the Planning Director a revised floor plan which shows a <br />vehicle- accessible, unobstructed space measuring a minimum often feet wide by <br />twenty feet in depth in the existing garage for a covered parking space. Any <br />conversion of this garage space requires the prior approval by the City and the <br />provision of an additional covered off-street parking space. <br /> <br /> <br />
