Resolution No. <br />Page 2 <br /> <br />PC-2000-66 <br /> <br />The proposed additions require only a minor mount of grading. No tree <br />removal is required to accommodate the additions. The design of the <br />additions would be compatible with the existing residence and would <br />blend in with the natural terrain. Conditions of approval require that if <br />continued use of a septic system is necessary, the system will meet all <br />applicable County Health Department standards. Otherwise, the subject <br />property would be required to connect to City lines when available. <br />Because the project consists of the expansion of an existing single-family <br />residence and would not result in a change of land use, the proposal <br />would not result in any additional traffic, noise, or parking impacts on <br />surrounding properties. The construction hours would be limited <br />minimizing impacts to existing homeowners. <br /> <br />The proposed conditional use will comply with each of the <br />applicable provisions of the Zoning Ordinance. <br /> <br />Chapter 18.124 of the Zoning Ordinance (Conditional Uses) states that, <br />because of tbeir unusual characteristics, conditional uses require special <br />consideration so that they may be located properly with respect to their <br />effects on surrounding properties. The recommended conditions of <br />approval will help to ensure that the proposed additions will not <br />detrimentally affect surrounding properties. <br /> <br />the Planning Commission determined that the proposal is consistent with <br />the site development criteria and design guidelines identified in the <br />Vineyard Corridor Specific Plan and is compatible with the surrounding <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-23/PADR-227, the application of Jeffand Colleen <br />Nespor for design review and conditional use permit approvals to allow <br />two additions totaling approximately 1,925-square feet to an existing <br />single-family residence and to allow the conversion of approximately 260- <br />square feet of the existing garage to living space located at 837 Clara <br />Lane, subject to the conditions shown in Exhibit "B," attaebed hereto and <br />made part of this ease by reference. <br /> <br />Section 2. This resolution shall become effective 15 days after its passage and <br /> adoption unless appealed prior to that time. <br /> <br /> <br />
