PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-66 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF JEFF AND COLLEEN <br />NESPOR FOR DESIGN REVIEW AND A CONDITIONAL USE PERMIT, AS <br />FILED UNDER CASE PCUP-23/PADR-227 <br /> <br />Jeff and Colleen Nespor have applied for design review and conditional <br />use permit approvals to allow two additions totaling approximately 1,925- <br />square feet to an existing single-family residence and to allow the <br />conversion of approximately 260-square feet of the existing garage to <br />living space located at 837 Clara Lane; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR (Planned Unit Development - Low <br /> Density Residential) District; and <br /> <br />at its duly noticed public hearing of December 13, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requiremems of <br /> the California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />The project consists of two additions to an existing single-family residence <br />and would not result in a change in land use for the subject site. The <br />proposed setbacks are large enough to ensure adequate light, air, and open <br />space between the subject residence and residences on adjacent lots. The <br />design of the proposed additions would compliment the traditional ranch- <br />style design of the existing residence, and the project and would be <br />compatible with the surrounding residential land uses. Earthtone colors <br />would be used to help the project blend in with the natural terrain. <br /> <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br /> <br /> <br />
