Resolution No. PC-00-61 <br />Page 6 <br /> <br />Engineering Requirements: <br /> <br />22. <br /> <br />As an alternative to draining the parking lot to the Arroyo Del Valle, the proposed <br />parking area may be designed to drain easterly to a storm drain inlet, extended <br />across the open space area located behind Barones Restaurant, and connected to <br />the on-site storm drain system to be provided with the Madden hotel <br />development. Details of this installation shall be shown on the final building <br />permit plan set to the satisfaction of the Director of Building Inspection. <br /> <br />23. <br /> <br />An encroachment is required from the Alameda Flood Control and Water Quality <br />Conservation District Zone 7 for the proposed spillway located in the Arroyo Del <br />Valle. <br /> <br />24. All on-site utilities shall be installed underground. <br /> <br />25. <br /> <br />The paving sections for the on-site parking and driveway areas shall be designed <br />on the basis of the anticipated traffic loads subject to the approval of the Director <br />of Building Inspection. The minimum asphalt concrete pavement slope shall be <br />1%. For pavement slopes less than 1%, the surface runoffshall be carried in a <br />concrete gutter to an acceptable point of discharge. The minimum slope for the <br />concrete gutter shall be 0.5%. <br /> <br />26. <br /> <br />The project developer shall submit a final grading and drainage plan prepared by <br />a licensed civil engineer depicting all final grades and onsite drainage control <br />measures. This plan shall be subject to the review and approval of the City <br />Engineer and/or the Director of Building Inspection prior to the issuance of any <br />building permits. <br /> <br />27. <br /> <br />The project developer shall submit a refundable cash bond for hazard and erosion <br />control prior to the issuance of an Engineering or Building Department permit. <br />The amount of this bond will be determined by the City Engineer. <br /> <br />28. <br /> <br />The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />29. Storm drainage swales, gutters, inlets, and outfalls shall be privately maintained. <br /> <br />30. <br /> <br />The storm drainage system shall be subject to the review and approval of the City <br />Engineer and Zone 7, as applicable, that the system is adequate, connects to an <br />approved point of discharge, meets any and all applicable requirements oftbe <br />Alameda County Flood Control District Zone 7, meets the immediate and long- <br />range requirements of this development. <br /> <br />31. <br /> <br />Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense <br />to the developer. This shall include slurry seal, overlay, or street reconstruction if <br />deemed warranted by the City Engineer. <br /> <br /> <br />
