Resolution No. PC-00-59 <br />Page 3 <br /> <br />EXHIBIT "B" <br /> <br /> PDR-62 <br />PLANNI'NG COMMZSSION <br />CONDTI'ZONS OF APPROVAL <br />ALVTSO ADOBE COMMUNTrY PARK <br /> <br />o <br /> <br />The Alviso Adobe Park shall be constructed substantially as shown on the <br />development plans, Exhibit "A", dated "Received September 6, 2000% on file with <br />the Planning Department, except as modified by the following conditions of <br />approval. Minor changes to the plans may be allowed subject to the review and <br />approval of the Zoning Administrator if found to be in substantial conformance <br />with the approved exhibits. <br /> <br />The project developer shall obtain all building and other applicable City permits for <br />future site improvements. <br /> <br />Prior to issuance of a building permit, the project developer shall submit design <br />plans for all buildings on the site for review and approval by the Planning Director. <br />Colors and materials shall be clearly identified on the building elevations. <br /> <br />Prior to issuance of a building permit, the project developer shall submit a fencing <br />plan for review and approval by the Planning Director. The fencing plan shall show <br />the location, elevations, and design details of the project's fencing. <br /> <br />The project developer shall obtain the appropriate U.S. Fish & Game permits prior to <br />construction or planting activities in the seasonal creek shown on Exhibit "A". <br /> <br />A representative of the Native American Indian community shall be on-site during <br />all grading and ground disturbing activities. Prior to issuance of an occupancy <br />permit for the buildings covered by the approval, the consulting Native American <br />Indian representative shall submit a letter to the Planning Director certifying that <br />excavation activities on the site have been completed, that no areheologieal materials <br />were uncovered. In the event archaeological materials are discovered, the letter shall <br />state that the proper procedures were followed, as outlined in Appendix K of the <br />California Environmental Quality Act. <br /> <br />If archaeological evidence of potential cultural resources is uncovered during <br />grading, trenching, or other on-site excavation, the materials shall be left in place, all <br />work on site shall be stopped, and the City immediately notified. The county <br />coroner and the Native American Heritage Commission shall also be notified and <br />procedures followed as required in Appendix K of the California Environmental <br />Quality Act. <br /> <br />No project signage is approved as part of this application. Any signage shall be <br />submitted to the Planning Department for review and approval before installation. <br /> <br /> <br />
