33. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />34. <br /> <br />If archeological materials are uncovered during grading, trenching, or other on-site excavation, <br />all work on site shall be stopped and the City immediately notified. The county coroner and the <br />Native American Heritage Commission shall also be notified and procedures followed as <br />required in Appendix "K" of the California Environmental Quality Act (CEQA). A similar note <br />shall appear on the improvement plans. <br /> <br />35. <br /> <br />Portable toilets used during construction shall be kept as far as possible from existing residences <br />and shall be emptied on a regular basis as necessary to prevent odor. <br /> <br />Fire Department Requirements: <br /> <br />36. <br /> <br />The project developer shall meet all requirements of the Pleasanton Fire Code (Pleasanton <br />Municipal Code, Chapter 20.24). <br /> <br />37. <br /> <br />The project developer shall implement the following requirements associated with reducing the <br />Wildland Fire HaTard risk to the proposed building: <br /> <br />The project developer shall implement the requirements specified in the "Wildland Fuel <br />Management Plan for 9900 Longview Lane, Tract 4257, Pleasanton, CA", dated August <br />15, 2000, prepared by Wildiand Resource Management, Inc. (Carol L. Rice), Alamo, CA, <br />with project construction to the satisfaction of the Planning Director and the Fire Marshal. <br />After construction is completed and the house is occupied, the responsibility shall be that of <br />the homeowner. <br /> <br />All tree trimming specified in the above-stated report done in conjunction with the <br />proposed house construction and after occupancy, shall be supervised simultaneously by <br />Wildland Resource Management, Inc., and by an arborist licensed by the State of <br />California. After the work is completed, both consultants shall submit a report to the <br />Planning Director and Fire Marshall. <br /> <br />The homeowner shall provide the above-stated report and the letter from Wildland <br />Resource Management, Inc. (Carol L. Rice), to Wajahat Ali, dated September 15, 2000 to <br />all future buyers of the subject property. <br /> <br />These requirements shall be incorporated as deed restrictions recorded over the subject <br />property before issuance of a building permit. Wording for the deed restrictions shall be <br />provided to the City Attorney for review and approval prior to recordation. Evidence of the <br />recordation shall be provided to the Planning Director before issuance of a building permit. <br /> <br />38. <br /> <br />The building covered by this approval shall be equipped with an automatic fire sprinkler system. <br />Plans and specifications for the automatic fire sprinkler system shall be submitted to the <br />Pleasanton Building Department for review and approval prior to installation. The fire alarm <br />system, including waterflow and valve tamper, shall have plans and specifications submitted to <br />Fire Prevention for review and approval prior to installation.
