required to be preserved, up to a maximum of twenty-five thousand dollars ($25,000). This cash <br />bond or security shall be retained for one (1) year following the completion of construction, and <br />shall be forfeited if the trees are destroyed or substantially damaged. <br /> <br />18. <br /> <br />The project developer shall submit the building permit construction plans to Bay Area Plant <br />Consultants for review in order to identify all site-specific measures required to preserve these <br />trees during construction. Such measures shall include, but shall not be limited to, fencing the <br />trees to be preserved, supervising all grading and subsurface trenching operations, etc. The <br />consultant's comments shall be submitted to the Planning Director and the City's Landscape <br />Architect and shall be incorporated onto the final site plan and grading plan prior to issuance of a <br />building permit. No tree-trimming and/or pruning shall occur unless supervised by a <br />horticultural consultant. The project developer shall arrange for the horticultural consultant to <br />conduct a field inspection prior to issuance of grading permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify in writing that <br />such recommendations have been followed. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />19. <br /> <br />No preliminary landscape plan is covered by this approval. Landscaping, if provided, shall be <br />limited to the area located between the driveway and the driplines of trees #34 and #35. A final <br />landscape plan and irrigation plan shall be submitted to the Planning Director for review and <br />approval before issuance of a building permit and shall incorporate the following requirements: <br /> <br />ao <br /> <br />All new landscaping planting and installation shall implement the recommendations listed <br />in the report "Landscape Recommendations at 9900 Longview Drive, Pleasanton, CA", <br />prepared by Bay Area Plant Consultants (Judith L. Thomas). <br /> <br />b. All trees used in landscaping shall be a minimum of twenty-four inch (24") box size and all <br /> shrubs shall be a minimum of five (5) gallons size. <br /> <br />All domestic irrigation shall be limited to drip irrigation system; there shall be no spray <br />heads. Irrigation shall be designed, installed, and operated so that irrigation water is <br />directed away fi.om all existing trees. <br /> <br />20. <br /> <br />No domestic landscaping shall be allowed in any other area of the site. This limitation shall be <br />incorporated as a deed restriction recorded over the subject property before issuance of a <br />building permit. Wording for the deed restrictions shall be provided to the City Attorney for <br />review and approval prior to recordation. Evidence of the recordation shall be provided to the <br />Planning Director before issuance of the building permit. <br /> <br />21. All landscaping shall be installed within nine (9) months of occupancy. <br /> <br />Building Permit Review: <br /> <br />22.
