Planning Requirements: <br /> <br />o <br /> <br />All glass used in the dwelling covered by this approval shall be non-reflective glass. The project <br />developer shall provide a glass sample to the Planning Director for review and approval before <br />issuance of a building permit. <br /> <br />The height of the structure shall be surveyed and verified as being in conformance to the <br />approved building height as shown on Exhibit "A". Said verification is the project developer's <br />responsibility and shall be performed by a licensed land surveyor or civil engineer, and shall be <br />comFleted and provided to the Planning Deparmaent before the first framing or structural <br />inspection by the Building Department. <br /> <br />10. <br /> <br />The location and eomelguration of the structure shall be surveyed and verified as being in <br />conformance to the approved building location as shown on Exhibit "A". Said verification is the <br />project developer's responsibility and shall be performed by a licensed land surveyor or civil <br />engineer, and shall be completed and provided to the Planning Department after the foundations <br />are formed. <br /> <br />11. <br /> <br />The "Hardiplank" siding to be used on the proposed building's exterior walls shall have a six- <br />inch (6") exposure, applied to the building's exterior as individual "planks". The siding material <br />shall be shown on the final building permit plan set submitted to the Planning Director for review <br />and approval before issuance of a building permit. <br /> <br />12. <br /> <br />The area of the site located between the northside of the project driveway and the garage shall <br />remain as natural vegetation. <br /> <br />13. The project developer shall provide automatic opening sectional roll-up garage doors. <br /> <br />14. <br /> <br />The project developer shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />15. <br /> <br />The approved building materials and colors shall be stated on the building plans submitted for <br />issuance of building permits. <br /> <br />Existing Trees: <br /> <br />16. <br /> <br />The project developer shall comply with the recommendations of the tree report titled, <br />"Inventory and Analysis of Trees at 9900 Longview Drive, Pleasanton, CA", prepared by Bay <br />Area Plant Consultants (Judith L. Thomas), dated August 10, 2000, to the satisfaction of the <br />Planning Director and the City's Landscape Architect. <br /> <br />17. <br /> <br />No trees shall be removed other than trees #36 and #37, which shall be specifically designated <br />for removal on the final site plan and grading plan. The removal of these trees shall be mitigated <br />with the installation of six (6), twenty-four-inch (24") box-size trees, quereus species. For the <br />existing t~ees to remain, the project developer shall post cash, letter of credit, or other security <br />satisfactory to the Planning Director in the amount of five thousand dollars ($5,000) for each tree <br /> <br />PDR-63, Final Conditions of .4pproval Page 2 of 8 Per Planning Commission Approval <br /> <br /> <br />
