PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2000-52 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF SALLY LOVS AND <br />MARK J. WITHROW FOR A CONDITIONAL USE PERMIT, AS FILED <br />UNDER CASE PCUP-8 <br /> <br />WHEREAS, <br /> <br />Sally Lovs and Mark J. Withrow have applied for a conditional use permit <br />to expand an existing martial arts use permit to allow dance classes to be <br />within an portion of an existing building located at 915 Main Street, Suite <br />C; and <br /> <br />WHEREAS, zoning for the property is Central Commemial (C-C) District; and <br /> <br />at its duly noticed public hearing of August 23, 2000, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of <br /> the California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following fmdings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />The granting of the conditional use permit will comply with the objectives <br />outlined in Chapter 18.124 of the Pleasanton Municipal Code and will <br />comply with the purpose of the zoning district in which the site is located. <br />A dance studio is very much like a karate studio. Both businesses instruct <br />students in classes scattered throughout the day and early evening and are <br />customer and retail friendly. Like the karate studio, the dance studio is <br />low impact from a parking, traffic and use perspective and requires no <br />special improvements or building permits. The dance studio will be a <br />good addition to the downtown commercial zoning district. <br /> <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br /> <br /> <br />
