4) <br /> <br />32. ~xhibit 67-7L Apartments - Architecture~ <br /> <br />Consistency With Specific Plan. Development of each Parcel within the Project shall <br />be subject to further City review and approval as specified in this PUD and applicable <br />development agreement. <br /> <br />Individual development projects must conform to the goals, policies and <br />implementation programs of the Specific Plan, as well as of this PUD. When the <br />PUD conditions specifically address and implement a Specific Plan policy, the <br />PUD condition requirements shall control, and no other requirements to <br />implement that Specific Plan policy shall be required. When the PUD conditions <br />are silent or are general with respect to a Specific Plan goal, policy or <br />implementation program, that goal, policy or implementation program shall be <br />addressed in the subsequent City review of the individual development project. <br /> <br />h) <br /> <br />Not all typical zoning regulations are included in this PUD. When specific zoning <br />regulations are not enumerated in this PUD, the City shall use the zoning <br />regulations for the City zoning district and/or use which most closely matches the <br />proposed project, as determined by the Planning Director. <br /> <br />c) <br /> <br />The standards and regulations in this PUD shall prevail over any other City <br />standard, regulation or policy with which they are in direct conflict, including <br />subdivision standards and specifications and other development codes. <br /> <br />5) <br /> <br />6) <br /> <br />7) <br /> <br />C. Land Use <br /> <br />Interim Agricultural Uses. Agricultural uses, as permitted by the A (Agricultural) <br />District zoning, may continue on any parcel until occupancy of such parcel for <br />residential, commercial, office, or retail use. Agricultural uses on the property shall be <br />considered interim uses. <br /> <br />Zoning Districts. The Phase I Land Use Diagram, Figure 3-1, Phase I Parcel Plan, <br />Figure 3-2, and Table 3-1, Planning Area Land Uses, of the Specific Plan, establish the <br />zoning designations within the Project. <br /> <br />Adjustments in parcel size, boundaries, and configuration shall be allowed when <br />processing subsequent approvals, so long as the resulting parcels are generally <br />consistent with the Phase I Land Use Diagram and the policies of the Specific <br />Plan. The MVTM may provide for further division of Development Parcels than <br />shown on the Phase I Parcel Plan; however, land use designations for each parcel <br />shall remain the same. <br /> <br />Allowable Uses in Residential Zone.
