64. <br /> <br />Appwval of the storm drainage system shall be subject to the review and approval of the <br />City Engineer and Zone 7, as applicable, that the system is adequate, connects to an ap- <br />proved point of discharge, meets any and all applicable requirements of the Alameda <br />Couaty Flood Control District - Zone 7, meets any and all applicable requirements of the <br />Federal Emergency Management Flood Hazard Pro.am. the California Department of <br />Fish and Game, and meets the immediate and long-range requirements of this develop- <br />ment and all upstream areas intended to be drained through this development. <br /> <br />65. <br /> <br />The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for the portions of Bernal Avenue and Valley Avenue fronting the <br />projoct site. These plans shall include, where applicable, a street tree planting plan and <br />landscape plans for medians, buffer strips, and any fight-of-way landscape areas. The ir- <br />rigation plan shall provide for automatic controls. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />66. <br /> <br />Ifv~getative filter swales are not used to pretreat stomwater runoff, the project developer <br />shall install structural control(s), such as an oil/water separator(s), sand filter(s), or ap- <br />proved equal(s) in the parking areas to intercept and pretreat storm water prior to reach- <br />lng the City storm drain. The design, locations, and a schedule for maintaining the sepa- <br />rator(s) shall be submitted to the City Engineer/Director of Building Inspection for re- <br />view and approval prior to issuance of building permits. The slxuctural control(s) shall be <br />cleaned at least twice a year: once immediately prior to October 15 and once in January. <br />The project developer shall enter into a maintenance a~eement for the oil/water separa- <br />tor(s). <br /> <br />67. <br /> <br />All trash enclosure area(s) shall be completely covered. An area drain shall be installed <br />in the enclosure area which connects to the sanitary sewer. A structural control such as <br />an oil/water separator or sand filter shall be provided. No other area shall drain into the <br />trash enclosure; a berm shall be installed to prevent such drainage if found necessary by <br />the City Engineer/Director of Building Inspection. A sign shall be posted prohibiting the <br />dumping of hazardous materials into the sanitavy sewer. The project developer shall no- <br />ti~ the Dublin-San Ramon 'Services District (DSRSD) upon installation of the sanitary <br />connection; a copy of this notification shall be provided to the Planning Department. <br /> <br />68. <br /> <br />The project developer shall sweep or vacuum the parking lot and sidewalks a minimum <br />of once a month and shall prevent the accumulation of litter and debris on the site. Cor- <br />ners and hard to reach areas shall be swept manually. If sidewalks and/or the parking lot <br />are pressure washed, debris must be trapped and collected to prevent entry into the storm <br />drain system. No cleaning agent may be discharged into the storm drain.
